The houses are old, cheap, and usually need some upgrade work done before the new folks move in. There used to be a lot of turnover in the area as most couples would go on to bigger and better things within five years or so, but these days with the market so bad, it seems like people are staying on longer. They’re simply adding on to their house to accommodate their expanding family and waiting for the tide to change. In fact, we did it 10 years ago and we’re still here too!

Back when we decided we needed extra space, we started out by consulting with a contractor and reviewing home addition plans. Adding on to a house is not as straightforward as you might think. There are a lot of variables involved, and you might be limited by the design of the original structure, how much vacant land you have left on your lot, or building codes set forth by your city or homeowners association.

The contractor we worked with gave us a whole checklist to go over before prior to even looking at home addition plans just to make sure we knew what we were getting into. I had to make a lot of phone calls to confirm that we were within our rights to proceed with the new construction, but finally got the green light to move forward.

After that, we started looking at home addition plans. We weren’t completely taken with the ones provided by the builder, so we decided to find more on our own. Fortunately there were lots of free home addition plans online that we were able to sift through as we tried to envision what shape our bigger house should take. For instance, we saw some terrific bathroom additions and beautiful sunroom additions that would have been nice to have.

There were also a bunch of home addition plans that didn’t really fit our situation, such as additions, split-level additions, garage additions, and things of that nature. As it turned out, we went with one of the bedroom additions that we liked. We repeated the process a couple years later, so now our two-bedroom home has been converted into a far more larger 4-bedroom home that’s just right for our family. We’ve been able to save money by not having to sell our place for a loss because of the bad economy, and we’ve been able to establish our roots here.

“You have to live in a place for a while to get to know how it’s going to work for you,” says the businesswoman – for whom this stylish, welcoming Son Vida property is a permanent family home, shared with her husband and small daughter. Achieving a makeover’s desired effect doesn’t always happen easily. In the case of this property, it’s taken three projects – the last of which was ongoing for four years – to create the comfortable home they have today.

The owners bought the property eleven years ago, as a traditional opulent Son Vida villa. It boasted space (including five bedrooms, six bathrooms and a garage for five cars), lashings of natural light, and breathtaking views over the Bay of Palma. With plenty of money, time, and a good interior designer, it’s not hard to make a typical Son Vida property look stunning. But making that property into something that looks fabulous, yet lends itself to ordinary day-to-day family life – chilling out at the end of a day’s work, enjoying family fun, or entertaining friends – requires something more.

Knowing the property and how it’s to be used is a good starting point.

It goes without saying that a Son Vida property owner can probably afford the best things to put in their home, but this project illustrates that high-end and budget items, as well as one’s own artistic creations, can be successfully combined. This home incorporates fixtures and accessories sourced from Zara Home and Leroy Merlin, as well as purveyors of luxury goods, such as the famous London store, Liberty. “It’s about having the confidence to put things together,” the owner tells me. A good example is the pendant lighting over the dining table: the economically-priced silver globes came from Leroy Merlin, “but the red ones were probably the most expensive lights I’ve bought!” The dining table and sideboard were custom-made by local company F&I Cocinas y Baños, which also made the kitchen units.

A runner for the long table was made with fabric from Rialto Living.

Inspiration came from many sources. While visiting Miami, the couple took photographs of some shelving units they saw and liked. Working from those images, skilled Mallorcan artisans reproduced the shelves, which now grace their living room. The doors in this large room were also hand-crafted, to replace the constructor’s originals.

Fengshui was a major influence in this project. A consultation and subsequent 28-page report by Natalie Jürges of Solera Fengshui (www.solera-fengshui.com) revealed a number of issues that needed addressing:

“The house was very stylish,”

Natalie says, recalling her first visit. “It looked like a property you’d see featured in a magazine, but it was impersonal – lacking cosiness and a family feel, and it didn’t reflect the character of the owners.”

Natalie’s analysis was based on energy flow and energy quality throughout the property. She made recommendations to improve energy flow and introduce more of the element water, to increase the potential for relaxation: “There were some strong and dark colours used in the house which produced a strict, sometimes severe feel. In general, there was an excess of the elements earth and metal.”

The water element was increased in several areas by adding different shades of the colour blue (such as the lounger chair in the living room’s cosy reading corner) and silver, and introducing fabrics incorporating a wavy pattern (for example, on the living room armchairs and the Designers Guild Montefiore rug in duck egg blue, sourced from Knox Design, on the covered terrace). The very centre of the house – an important place in fengshui – is now marked by a low-hanging white lantern in the huge living room.

The exterior living areas of the home were the last to be tackled and the businesswoman turned to interior designer Justine Knox (www.knoxdesign.net) to source new outdoor dining furniture, easy chairs, rugs and a modular sofa for the covered terrace. “My client had seen a sofa in a magazine and wanted something similar,” Justine says. “We found a modular arrangement from one of our Spanish manufacturers, Confort 2000, and she was able to try the Naron model in the showroom.” Designers Guild Tiana fabric was sent to the manufacturer, who made removable covers for each module. “The result is a very comfortable, practical and versatile sofa arrangement.” The new look was completed with easy chairs and low tables from the Gloster Axis range, dining tables from the Westminster Linea range (sourced from Knox Design), and cushions from La Oca. The project proves that indoor and outdoor furniture can be successfully combined.

The creative side of this businesswoman has resulted in some personal and unique touches that add to the charm and intimacy of this home. When the outdoor terraces were re-paved, she painted the terracotta plant pots to give accents of colour. In the living room of the house, her colourful velvet-covered candlesticks are always a talking point with visitors, and there are several of her simple but effective paintings hanging in the property. Lilac silk fabric from Liberty was made into curtains for the master bedroom, but look again and you’ll spot the crystal droplets (hand sewn by ‘I Love Fabrics’) onto the drapes add a sparkle in the morning sunshine. Putting her personal stamp on the property by using her own artistic traits has added to the family feel of the home.

The total project has certainly been a protracted one, but what used to be a rather impersonal but luxurious villa is today a stylish contemporary, yet cosy, family home – evidence of this businesswoman’s creative flair, open-mindedness, and belief in the principles of fengshui.

A Real Estate Investment Trust (REIT) is a corporation whose principal business is to own and manage properties. REITs make their profits from the rental or lease of homes and land, and from interest and profits derived on the sale of real estate. The assets consist primarily of property, interests in other real estate companies and mortgage loans.

Cash and cash equivalents generally account for only a small share of total trust assets. The amount of the minimum distribution is regulated by law. The span ranges from eighty to hundred percent of the reported profit.

The purpose of the REIT recovery is to benefit the shareholders, ultimately, at the liquidation of assets as well as recovery of capital they originally invested. The dividend yield of REITs is about 150 – 50 basis points above the 10-year yield on government bonds. The risk profile of REIT shares is between government bonds and direct investment in real estate.

REITs listed shares, however, have a risk profile which bears a variation of shares. With an investment in REITs, investors can combine the security of a relatively constant cash flow with the possibility of a relatively quick and cheap exit. REITs are particularly suitable for institutional investors (such as insurance and pension funds) with moderate risk/return profile. In developed countries, the proportion of such REIT investors is about two-thirds.

REITs are only in exceptional cases, required to redeem units. Shareholders are referred to the sale on the exchange. The life of a REIT recovery is generally set at around 15 years.

During the term of depreciation, the rate of standard deduction on property income is reduced from 14% to 6%, improvement expenses are deductible under the conditions of ordinary law. And spending on reconstruction and expansion for which a subscription has not been opened are not eligible for a deduction for depreciation.

The granting of this benefit is however subject to the condition that 95% of the subscription, valued without considering the cost of collection, is used exclusively to finance the acquisition of new properties or the future state of completion. As well as the commitment to the company renting the units acquiring unfurnished properties for nine years for use as primary residence for tenants in respect of rent caps set annually by decree.

When a subscription is assigned to the achievement of several investments, the commitment to hire the company must be made separately for each dwelling. REITs can be diverted to sell corporate or public use properties (such as administrative buildings, hotels, retail or logistics properties) and release the capital tied up in it.

If you’re a pet owner who is considering a move to an apartment there are certain things you must be keep in mind. First, whether or not your pet will be accepted by most landlords depends primarily on the type, size and personality of your pet.

Dogs:

If you own a large dog, apartment living is probably not for you. Not only will accepting landlords be hard to find, but your dog will not be happy in the confined space of an apartment. A large dog needs room to exercise and play, neither of which is usually available in an apartment setting.

Cats are the pets of choice for apartments. Most are not as socially oriented as dogs and are quite happy left on their own. As long as your cat has a nice spot to curl up and take a nap, space isn’t an issue. More than likely your pet is a house cat so frequent trips outside aren’t required.

But you must realize that some landlords do not accept cats any more willingly than they do dogs. Some have a strict “no pets” rule. If that’s the case, don’t consider renting there. If your pet is discovered you may be evicted and/or fined.

Other Pets:

“Pocket pets” such as fish, birds, and reptiles usually don’t pose a problem when it comes to renting. However, you should still check with your prospective landlord to make sure.

General Tips:

Landlords who do accept pets often require a pet deposit. This is intended to cover any damage your dog or cat does to the premises, as well as additional cleaning that may be necessary when you leave the apartment.

Bautzen is a small town of some 40.000 inhabitants in the south east of Germany near the borders to the Czech Republic and Poland. It‘s located on a plateau of the River Spree (which then flows on to Berlin), 50 km east of Dresden and 50 km west of Görlitz, the easternmost German town. It’s easy to reach by train or Autobahn.

It’s the centre of Oberlausitz (Upper Lusatia), a hilly region good for hiking tours, and the lowlands in the north. A Bautzen can also be found in the sky, Asteroid 11580 is named in honour of the town.

Thanks to its geographical position at the ’fringe’ of the country and the political situation until 1989 (when the GDR = German Democratic Republic ended) Bautzen is not well known among international tourists which is a pity because it’s as pretty as many famous tourist destinations in the West and even prettier than some lying on the obligatory tourist trail. Sadly, it’s widely known in Germany for its infamous past during the time of the GDR. There were two penitentiaries, Bautzen I which was and is still used as an official prison, nicknamed Gelbes Elend (Yellow Misery) due to the yellow bricks, and Bautzen II which was used for prisoners of conscience. It’s been a memorial since 1993. ‘Bautzen’ has become a synonym for the outrageous prison sentences in the GDR, you can hear, for example, that someone got ‘20 years Bautzen’. Not a nice heritage the town has to live with.

Now to the topic why you should consider the town a tourist destination. It has a compact and well preserved medieval centre with a castle, one leaning tower and several straight ones, many churches, a bastion and an impressive city wall high on the steep embankment of the River Spree which is still largely intact as well as the oldest preserved waterworks in central Europe (built in 1558).

Besides, there’s also the Hexenhaus, the Witch’s House, near the river. It was built by a fisherman in 1604 and has survived the great fire from 1634. This is a miracle considering that it’s got a steep roof covered with wooden tiles and has an overall wooden structure. Legend has it that the people living in the house once were generous to a gypsy woman who blessed them and the house. Her blessing included that it would forever be saved from fire.

The first written proof of Bautzen is from the year 1002, in 2002 the town commemorated its 1000th birthday with a big festival. How many towns can look back on such an event?

A tour through the old part should start on the market square (Hauptmarkt) in front of the town hall. There’s a tourist information office (open from 9 am to 6 pm, on weekends to 3 pm) which also offers guided tours. The tours last 1 ½ hours and are in German; audio guides with an English text can be got together with a map of the town if you want to explore it on your own. If you’re lucky, you’ll come to Bautzen on a market day, the square looks nice with all the stalls.

If you’re facing the town hall, the pedestrian precinct goes off to the right from the market square, at its end you can see the Reichenturm, not as impressive as the Leaning Tower in Pisa, but quite leaning as well.

Behind the town hall is the Dom St. Petri (Saint Peter Cathedral), one of the two, and the older one, interdenominational churches in Germany. Catholics and Protestants have shared it peacefully since the time of the Reformation, with a low fence dividing the nave into two sections. There’s a timetable for the services so that they don’t disturb each other. The cathedral tower can be climbed right up to the tower keeper’s lodgings.

Between the Cathedral and the Orthenburg (the castle), a mainly baroque building, you can find a lot of restaurants, wine bars and pubs.

Walking along the town walls you pass the youth hostel which is in one of the big medieval towers, its walls are so thick that the beds stand in niches *in* them.

The graveyard situated in the ruins of the Nicolai Church is worth a visit. Even if you don’t know German, you’ll notice that many tombstones have foreign – Polish? Czech? – looking names. Here Sorbs are buried. Bautzen is the ‘capital’ of the smallest Slav people, the Sorbs. They’re like cousins to the Pole and Czechs, their languages are so close to each other that they can understand each other, each speaking their own language.

Bautzen is bilingual, all street signs, every public information is in German and Sorbian. The theatre is bilingual, too (the only one in Germany), German and Sorb plays are performed there. There’s also a secondary grammar school in which the subjects are taught in Sorbian. The official definition of a Sorb is that someone who claims to be one is one. No legitimation is necessary. It’s estimated that nowadays there are about 60.000 Sorbs, 20.000 to 30.000 still speak the language actively. The number is declining. One important reason is that many Sorb villages were in the area where soft coal is mined. In order to be better able to do so they were evacuated, the inhabitants now live wherever they want, and without a Sorbian neighbourhood the ‘Sorb-ness’ can’t be preserved.

From the Nicolai Church one has a good view of the hill opposite, the Protschenberg, which plays an important role in the Easter festivities. Should you ever consider visiting Bautzen, Easter is the time to go. You can then experience the rich and colourful Easter traditions of the Sorbs. On Easter Sunday in Bautzen and some surrounding towns and villages more than 1000 colourfully embroidered riders and horses go on processions carrying the tidings of the resurrection of Christ to the neighbouring parishes singing songs in the Sorbian language (most Sorbs are Catholics). Bautzen usually contributes about 50 riders. The fields the processions pass are blessed for the coming season.

Like all Slav peoples also the Sorbs have wonderfully decorated Easter Eggs, tourists can see them in the town museum, learn how to make them and buy them as souvenirs. Something very special to take home!

In the afternoon on Easter Sunday Eierschieben (the sliding of eggs down the hill) takes place on the Protschenberg. Nowadays tokens are rolled down which the children try to catch which then can be exchanged for toys and sweets.
