One thing to consider when choosing a house plan is how long a person intends to live in the structure.  One level homes are the easiest to build, maintain and use. One of the most common mistakes I see is when people decide to move from a one level home to a two level home at or near retirement.  These people don’t consider climbing stairs in their golden years.  A one level home is typically easier to sell than a two level home because it is more user friendly than one with stairs.

The correct way to incorporate a two level home into your life is to choose this type of house plan early in life while you are still physically capable of walking on stairs.  Two level homes are generally more appealing because those homes have more exterior to enhance curb appeal, but two level homes are harder to maintain because floor number two is usually accessible only by ladder.

In most cases, purchasing a plan on the internet will be cheaper than hiring an architect to draw your plans.  Drawing your own plans is another option, but I only recommend this to people with the knowledge and experience of drawing house plans. The average cost of plans for a moderately sized home purchased online is seven hundred fifty dollars.  An architect can range between seven hundred fifty dollars to two thousand five hundred dollars.

Also, check the restrictive covenants or rules of your neighborhood for minimum square foot requirements, verneer or exterior requirements and type of garage entry requirements. Building a home that does not meet the rules of the neighborhood is not a mistake you want to make.

When choosing a floor plan, consider options that are offered with some of the newer or more modern home plans like split bedroom floor plan. This type of plan offers a master bedroom and bath apart from the smaller bedrooms and baths, usually located on the opposite ends of the house from each other. My personal favorite is a one level split bedroom plan with the master bedroom and bathroom on the same side as the garage and kitchen as opposed to a plan with the master bedroom and bathroom opposite  the garage and kitchen.

A two level split bedroom plan with the master located on the first level and the other bedrooms located on level two is my personal favorite plan in a two level house plan.  Again, in a two level plan, if the master bedroom and master bath are located near the garage and kitchen then the floor plan is more user friendly.

Never buy a house plan before you purchase your building lot or home site. If you do this, then the number of lots available to you are greatly reduced because you need to find a lot to fit the house plan. Its much easier to buy a lot with a certain type of house plan in mind than shop for a lot for a particular house plan. 1.  Is a ranch house your style?

Ranch houses are typically one story structures with long, rectangular layouts, with an open floor plan. The style is considered casual and laidback. It lacks the grandeur found in two or three story homes, and will never have ornate pillars or other such features found in larger buildings.

The question then remains for the prospective buyer or builder — do they need a fancy, imposing edifice to live in, or will a simple, country-style adobe suit them better.

Also, because the ranch style is on the longish side, exterior construction materials, such as roofing can be required in larger quantities than normally needed for a regular house. Of course, more roofing equals more money as well.

3.  Are stairs something you want to be climbing all day?

If one is getting older or has some sort of handicap, a ranch house might be the perfect solution for increased and easier mobility in the home. As there are no stairs to climb, an older person or someone in a wheelchair will find the simple, one-floor layout of ranch house plans a perfect fit.

Any woodworker who intends to build bird houses needs to plan the project with a number of things in mind.

The primary concern should be the species of bird the house is to accommodate. Wren bird house plans vary considerably from blue bird house plans which do not resemble purple martin bird house plans.  Each unique species has its needs and preferences which the woodworker must take into consideration. Pay as much, if not more, attention to this detail as any other.

Bird houses are an excellent and rewarding project for kids.  Heck, simple bird house plans make a great starter project period!  It is easy to recover the cost of supplies by selling the bird houses. There is always demand for well constructed bird houses at craft fairs and farmer’s markets. In fact, there is so much demand that I almost always turn a profit.  What better way to introduce woodworking to today’s youth!

Experienced craftsmen can turn decorative bird house plans into magnificent works of art.  Imagine the pleasure of strolling through a garden and spying a well crafted work of art being used as a safe haven for a family of Gold Finches.

Its easy to find a number of free bird house plans can be found on the internet, but a bit of caution must be used, paying particular attention to the points above.  The purpose of a bird house is of course to house birds…so if the free plans you intend to use have not taken into account the needs of the bird, your lovely project may never be used by its intended audience.

It has finally arrived, after years of delays and construction, the brand new airport link has opened for operation. Trains run every 15 minutes from 6am until midnight, every day 365 days per year. Currently a single trip journey costs 15 Baht. Much like the BTS line, the new airport link uses Siemens trains. It takes 15 minutes from Suvarnabumi Airport to Makkasan Station near to Asoke on the express train, and about 20 minutes on the commuter/city line train.

The new airport link connects with the MRT underground at Makkasan, and connects directly with the BTS line at Payathai. So, are there any good housing estates on the new airport link line?

Surprisingly, actually there is very little on offer. The airport link line runs parallel to the Rama 9 Motorway. This means that on the north side of the airport line the motorway takes up about 100m of land for the entire length, and if you live on the northern side on the motorway, you will have a long, dusty and noisy walk over the motorway each day to get to the airport link.

In fact, there is only 1 housing estate that offers direct and walk-able access to the airport link – it is called Lalin Green Ville.

Lalin Green Ville is located right next to the Baan Thap Chang station on the airport link line. The developer of the housing project also incorporated a side entrance to the estate which is a pedestrian entrance that leads right to the airport link station. Residents literally walk down the steps of the airport link station and into the housing estate. A traffic free walk through private tree shaded streets.

Lalin Green Ville is a high/medium quality estate. Houses are typically 180 sq.m. – 240 sq.m. with 3 or 4 bedrooms, all fully detached and some houses have nice gardens. The estate also has a clubhouse with fitness and 18m swimming pool.

House for rent Lalin

This is a modern 4 bedroom house with lovely garden, 240 sq.m., brand new kitchen and the asking rental amount is set at a very reasonable 55,000 Baht/month. This house is 200m from the airport link station, 15 minutes from Makkasan and 18 minutes from the Payathai BTS station.

Fancy going to Chatujak Market? Well from this house it is under 30 minutes guaranteed, in the comfort of a brand new air conditioned elevated rail line.

It is equivalent to living in central Thong Lor. In fact, with traffic as bad as it is, it would take less time from this house in Lalin Green Ville to go to Paragon in Siam that it would if you lived in central Thong Lor, where prices of an equivalent house would easily be double!!

Living on the East of the city also has advantages if you are planning a trip outside of Bangkok, as Lalin Green Ville is next to the Rama 9 motorway and the outer ring road. In fact, from this house it takes 1 hour to Pattaya, 2 hours to Rayong, 2.5 hours to Hua Hin. Travel times are cut down significantly as you save time in getting out of the city.
