The field of drawing custom house plans is a crowded and competitive one. There are many architectural and design firms out there vying for a “piece of the pie.” However, if you look closely at examples of their finished product, you will find huge differences among them. The better ones offer quality designs and highly detailed plans.

Drawing a good set of custom home plans involves integrating many different concepts and ideas into a solid and useable working plan. Many designers are able to come up with a unique or interesting preliminary design, but fail to deliver when its time to detail the house structure. They draw a pretty picture but have little or no understanding of how to translate that nice design into a working plan which the builder can understand.

Having been in the business for more than 30 years, we have seen a large number of house plans which looked good at first glance. However, upon closer examination, many of these plans were found to be lacking large amounts of needed information. If a house plan is not easy to navigate or is not thoroughly detailed, then the builder is left to guess at the designer’s intentions. This often means that he will “pad” his bid to make sure that he covers any unknown construction costs that may arise.

One item to look for when evaluating a house plans’ quality level is the number of structural sections which are shown on the plan. Highly detailed sets of plans will always cut lots of sectional views through the house to show every different roof framing situation. This might mean that 10 or 12 (or even more) sections need to be drawn for a large house plan. And even a small house plan should include 3 or 4 sections minimum. However, many home plans available today (especially plans purchased through inexpensive plan directories) cut corners in this department and only show one or two house section views. This means that the builder will have to guess at the rest of the house framing.

Another item which is often missing or lacking in a set of house plans is comprehensive and accurate dimensions. We have always strived to provide more than the minimum amount of house dimensions so that it is easy for the owner and builder to layout a home on its building site. We will even calculate point to point dimensions (using trigonometry) for homes which have lots of odd angles to them (as opposed to a simple rectangle layout). Not all architects or designers will go this “extra mile,” so it pays to check these things out beforehand.

Every set of custom house plans includes several items which need to be blown up and detailed for further clarification. If a set of plans does not provide additional close-up drawings (for things such as beam connections, deck railings, stairway construction, etc.), then it is not a complete set. It is very easy to cut corners during the planning process. But the end result will be higher costs for the home owner – and lots of frustration for the building contractor.

There are some architects and designers who seem to think that its the responsibility of the building department to check and catch any omissions. But the best of the breed takes it as a matter of pride to produce the very best plan and design they can. It is the only way to build up a loyal clientele and to get referrals for future work. And that vote of confidence from former clients makes all the difference in the world.

30 Oct 2009, New Delhi: Sainik Welfare Orgaization, a Non Governmental Organization, based in New Delhi is now providing economical and reasonable housing projects to Sainiks who have a wish to build their dream homes in places they long to reside in. They are giving plots, apartments and farm houses at a cost 15-25% lesser than the market rate at no loss-no profit basis. The organization conducted a Location Demand Survey (LDS) to find out the preference of cities and towns where soldiers and their family members aspire to own a house after retirement from active service. The result was a list of 40 cities and towns, consisting of mostly metro cities.

SWO- India began with the objective of providing low-priced plots, apartments and farm houses to all segments of the state uniformed personnel, serving and retired from defence, paramilitary and central security personnel, their widows and dependants. In Location Demand Survey the recommendation and suggestions of the eligible beneficiaries (in details on website) have been collected through mails, SMSs and telecalling. At these locations the organization has offered plots of sizes: 140, 200 and 300 sq yards, apartments and farm houses.
The list of 40 cities includes Jaipur, Gurgaon, Bangalore, Hyderabad, Mumbai, Pune, Rewari, Lucknow, Mohali, Meerut, Dera Bassi and Agra etc. The Survey, completed in June 2009 marked clearly a definite preference for metro cities in the choice of residence, as they offer plenty of opportunities in terms of employment and re-employment. Cities like Bangalore, Hyderabad, Mumbai, Jaipur, Lucknow, Pune,Goa, Indore, Jodhpur, Shimla and Rohtak have been voted exceedingly.
Out of the two projects in Jaipur, the first one at Dighi-Malpura Road at Sanganer was inaugurated last month and will be ready for handover in the period of one year. The organization has launched three schemes this month on the occasion of Diwali – Lucknow, Mohali and Zirakpur. Lucknow project is located in Bakkas on Mastmau Road, 1.8 kms away from Lucknow – Sultanpur (NH-56). The Mohali project is located at Kharar, a town close to Chandigarh in Kharar(Mohali), – 200 mts off Chandigarh-Ropar Highway.
Besides the cut in cost, the organization offers additional discount of 2% for LDS registrants plus an incentive for the gallantry award winners. Ashok Chakra awardees will be given free plots, whereas, winners of Kirti and Shourya Chakra will get plots with 50 per cent deduction. Widows of deceased soldiers are allowed a discount of additional 5% on purchase of property. Applicants are to make easy payment in interest free installments. All forms of loan guidance will be provided by the organization.

Besides the accommodation services, organization also intends to offer educational training, under which short term courses and diploma certificates will be given in various subjects, which will equip them to start a new career after retirement from force. We help soldiers to transform their military training into a civilian job by helping them write resumes, search for employment, attend job and career fairs and polish their interview skills. Moreover, the NGO plans to organize donations to provide financial assistance to the soldiers discharged from the military.

Mechelen is a Dutch-speaking city and municipality in the province of Antwerp, Flanders, Belgium. The city that was once the capital of the Burgundian Netherlands. It can only be climb in the spring or summer.


The Horlogerie Museum Watch Museum is a fascinating private collection of over 1,000 antique timepieces, housed in an old 16th century town house. There are pocket watches, grandfather clocks, mantelpiece clocks, carriage clocks, ornamental clocks and even sundials and hourglasses. As the museum is very small it can only be viewed with the owners.

Home mortgage insurance comes in two varieties.  The first type is mortgage life insurance and the second is private mortgage insurance.  Mortgage life insurance is a voluntary program that is generally purchased by people as a hedge against disability or death, to insure that their dependents can maintain the home.  Private mortgage insurance is often made mandatory by lenders as part of a mortgage contract.  Here are a few things to help you consider which you need or if you will be required to purchase private mortgage insurance when you buy your home.

Private Mortgage Insurance

A borrower purchases private mortgage insurance to compensate for a low or non-existent down payment on a home.  This helps assure against a quick foreclosure situation, which can cost the lender a lot of money.  This insurance will cover the cost of closing and ongoing monthly payments.  Occasionally a lender will provide the insurance as part of a deal, but more often than not the cost will be placed solely on the borrower.

The biggest home lenders, Freddie Mac and Fannie Mae, have established new guidelines when it comes to insurance, as a result of their near collapse.  These days a down payment of up to 25% will no longer bring borrowers a lower interest rate.  In light of recent experiences, these lenders now consider such borrowers just as risky as those who provide a lower down payment and take out mortgage insurance.

Currently, once a home’s loan to value equals out, borrowers are entitled by law to cancel their mortgage insurance.  That is when the amount of the outstanding loan falls below 80% of the home’s appraised value.  New borrowers will likely not be allowed to cancel the insurance until the loan to value falls to 50%.

Mortgage Life Insurance

Mortgage life insurance is purchased to insure that a home is paid off in the event that the borrower dies or can no longer work.  This is often done to assure that survivors can keep the property without being burdened by mortgage payments.  Whether or not this type of insurance makes sense in your particular case depends on factors such as age, dependents health risks and the amount owed on the home.  Many people find that it’s more economical to purchase a conventional life insurance policy, part of which can be used to pay off the outstanding debt on the home.  This type of payment allows the dependents to receive a lump sum payment that can be invested and earn money while the mortgage continues to be paid.  If a homebuyer is unable to qualify for a traditional life insurance policy due to ill health, then a mortgage policy might be the only option.  There are usually fewer health related restrictions on such policies, making them accessible to a greater number of people.

 The Baghdad Municipality is to build three major housing projects in the capital’s outskirts for low-income families.

 The projects, work on which is to start soon, will include 395,000 housing units and will be sold to low-income families at reduced prices, according to Hakeem Abedzahra, the municipality’s spokesman.

 The first project of 65,000 housing units will cover the once sprawling al-Rashid military camp. A U.A.E. firm has won the contract for its construction, Abedzahra said.

He said Baghdad will soon become the scene of what he described as “a flurry of construction” that will employ tens of thousands of people.

The housing project at al-Rashid camp will include a medical city as well as sports facilities, he said.

The second project will be built close to the low-income township of Sadr City and will involve 75,000 housing units.

“More than 50 foreign firms offered bids to execute this project and we have now settled on eight of them,” Abedzahra said without elaborating.

 He said work on Sadr City project was also to start soon.

The third project will be close to Ghazaliya neighborhood with 35,000 housing units, Abedzahra added.

The remainder, 220,000 housing units, will be built in outlying areas of the capital Baghdad, he said.

“This is a massive housing investment through which Baghdad will witness a major flurry of construction. Besides houses and flats there will hospitals, amenities, annexes and sports cities,” Abedzahra said.

Baghdad holds so much potential for a great future – Iraq is the investment hotspot of the future. Fact!
